Buying a home in Polk County.

Most of my buyers are looking between $240,000 and $450,000. Here is how it works.

  1. Strategy call

Thirty minutes on budget, timing and what you need. If your credit or savings aren't there yet, I'll show you what moves a score and how long it takes.

This is advice from a broker who knows the lending side. It is not a credit repair service, and I don't charge for it.

  2. Pre-approval

I'll point you to lenders who close on time in Polk County.

  3. Tours

I preview homes before I show them and tell you what I'd fix, what I'd ignore, and roughly what it costs.

I am not a licensed home inspector, and I'll always recommend you hire one.

  4. Offer

Price and terms set from comparable sales and repair costs.

  5. Inspection

You hire a licensed inspector. I help you sort real problems from minor ones and negotiate repairs or credits.

  6. Closing

I go through the title work and the closing disclosure with you before you sign.

Common questions
Does it cost me anything to work with you as a buyer?

How I'm paid is agreed in writing before we start, and I'll go through it on the strategy call.

Can you tell me if a house has problems?

I'll tell you what I see and what I'd expect it to cost, because I've fixed those things in my own houses. I'm not a licensed inspector, so the inspection is still yours to order, and I'll always recommend one.
